AVAILABILITY

1. BOOKING CONDITIONS
A non-refundable deposit of £100 per week is required to secure your booking along with the signed and completed booking form. The balance is due 10 weeks prior to departure, if payment is not recieved on or by this date we reserve the right to cancel your booking with loss of deposit or at our discretion charge an administration fee for the continuation of the booking. If the booking is made within 10 weeks of departure the full amount it required along with the security deposit.

2. SECURITY DEPOSIT
A security deposit of £75.00 per week will also be required with every booking and is banked, this will be returned within 6 weeks of your arrival home subject to confirmation from our management company that the villa ans its contents are in the same condition as on your arrival. Any damage, breakage's, excessive use of the phone or utilities and/or leaving the villa in such conditions that warrants extra cleaning will be made good from your security deposit along with an administration charge, if any loss or damage is in excess of the deposit an account will be sent to the correspondence address and will be due for immediate settlement.

3. LIABILITY LIMITATIONS
The owners or their agents will not be held responsible for loss or delay howsoever caused beyond our control i.e.: strikes, riots, war, threat of war, terrorist activity, industrial dispute, flight delays or cancellations, closure of airports, natural disaters, adverse weather conditions, fire, theft, flood etc. (this list is neither exclusive or exhaustive).

4. SAFETY
Use of the villa and pool is at your own risk we cannot accept any liability for any injury sustained by you, your party members or any visitors. We will not be liable for loss or damage to any property or possessions taken to the villa. We advise all guests to have full holiday insurance.

5. USE OF THE VILLA
Only the persons names on the booking form are allowed to use the villa, this is Florida State Law. We would like to remind you that for the continued enjoyment of future guests this is strictly a NO SMOKING villa.

6. ARRIVAL AND DEPARTURE
The rental commences on or after 4pm on the day of arrival, you must vacate the villa by 10am on the day of departure with no exceptions as the cleaners must have sufficient time to clean the villa before the next guests arrive. You may be charged if you go over the allotted time. The villa will be cleaned on your arrival and again on your departure. All rentals are inclusive of electricity, water and local sales taxes but not any required pool heating. Telephones are available with local calls being free of charge but you will need a pre-paid phone card for long distance or international calls.

7. CANCELLATIONS
In the event that you cancel your booking the following charges apply

The person who made the booking must confirm all cancellations in writing. We will gladly provide proof of payment for a booking for the purposes of an insurance claim. Any changes to a booking once the form has been recieved will incur a £25 administration charge.
